I am leaving rented room in mhada colony. We are leave here from last five year on high deposit.My room owner made renew aggreement. After one month he sent WhatsApp message notice to leave the room saying as one month notice. We requested that if we get the room then we will leave the room. Till 26th day, we don't get the new room, so we requested to extend the agreement and we offer that we will additional high deposit. Actual the room is on his mother in law name.so he said that I will ask and reply. But today is last of notice period. Should I call or wait .

 1) You must first be aware that whether the room is under his name or under his mother-in- laws name.

2) If you have made the agreement with that person whos not the owner and the mother-in-law is the owner then she can throw you out of the room without giving u any money

3) So, firstly, take your heavy deposit back & we can give you heavy deposit room in Mhada do contact us for the same

4) As you are living in a rented room since last 5 years and your room owner has renewed the agreement & he is asking you to leave the room by giving you a month time period. If he is not extending the agreement even after then you cannot do anything…and you must not wait and take your money back asap.

Dear Client, As per your query, since today is the final day of the notice period, it's best to reach out to your landlord and ask if you can extend it since you haven't had time to find a new place. The notice sent over WhatsApp can be valid; however, the terms in your rental agreement should include a 30-day notice period. Under the Maharashtra Rent Control Act, 1999, you are entitled to proper notice and legal eviction procedures. You can negotiate an extension of this period with the offer of deposit or continuing rent. All such communications must be documented in case of a dispute. Hope this answers your query.

Dear Sir, It is not so easy to vacate the tenant. He must follow the provisions of state rent Act if it is there in Maharashtra. Otherwise the provisions of transfer of property act to be followed.
