I have a 1BHK flat in Ambernath (East), Thane District, Maharashtra which I had purchased directly from builder in 2015. That time only registered agreement for sale was executed and stamp duty alongwith registration fee was paid. Now, if my society wants to execute conveyance deed which was not done earlier, will I need to pay stamp duty and registration fee agian. Pls guide.

Dear Client, As per your query, as provided for under the Maharashtra Ownership Flats (Regulation of the Promotion of Construction, Sale, Management and Transfer) Act, 1963 (MOFA), you are not required to pay additional stamp duty or registration fees if you had paid these at the time when you executed and registered your agreement for sale in 2015 while your society executes the conveyance deed for the land and building. The conveyance deed is for transferring the ownership of the entire property to the society. Any stamp duty as well as the registration fees, if any, on the deed shall need to be borne by the society and not by the owners of an individual flat.
