Hello sir, In my house, there is a tenant living for near about 36 years. The person in whose name the tenancy is, has died in 2004; his wife and son is there. They are not living at my place and kept my room locked. My father had filed a lawsuit against her in 2007 but withdrew it in 2011. Since then, she is depositing rent via rent control (rent is inr 250). Now, I want to come to a settlement. We have mutually agreed on one amount taking which she will vacate my premises. Considering rental payment of rent through rent control and last filed case, what steps do I need to take to ensure this eviction process is legal and she cannot claim anything in future.
