As stated by my uncle, my grandfather had executed SPA in his favour at Delhi Sub Regustrar Office in respect of a property located in Gurugram. On the basis of this SPA, my uncle had executed registered sale deed in favour of his son at Gurugram Tehsil during life time if my grandfather. Since my grandfather has expired and it is doubtful that my uncle had fraudantly executed SPA in his favour and thereafter registered sale deed in favour of his son, how can we inspecr the document viz SPA at Delhi SR office to check its genuinity. Please advise.

Dear Sir, It being a public document you can physically verify the signatures there on and also take legal certified copy and then start legal litigation.

Dear Client, As per your Query, you should first file an application to get a certified copy of the SPA. Then, scrutinize the SPA to determine whether it is properly registered, has legal seal and signature or not. You should also inspect the sale deed which is registered at Gurugram tehsil to ascertain it's validity. If you ascertain any reasonable signs of forgery, you may initiate a civil suit under the Section 31 of the Specific Relief Act, 1963 for cancellation of the SPA and sale deed and also criminal proceedings under the provisions of BNS, 2023 for forgery and fraud.
